Overview

2010

Vivacon AG successfully concludes restructuring settlements. The company then resumes business operations, concentrating on its core competencies of ground rent and real estate.

2009

Vivacon AG responds to the global financial and economic crisis by selling its main, equity-intensive development projects and moving out of the Property Management business to refocus on its core competencies: the purchasing, administration, management and sale of real estate, particularly under ground rent leases.

2008

The portfolio of ground rent properties under management grows to generate annual ground rent income of appr. EUR 13 million; a third tranche is refinanced on the capital market.

2007

At the end of a selection and review process, Vivacon AG purchases an additional 18,000 existing apartments for itself and third parties in 86 separate transactions.

Conclusion of 275 ground rent leases generating ground rent income of appr. EUR 3.3 million.

2006

With the purchase of housing complexes in Düsseldorf, Hennef and Berlin Vivacon AG has now revitalised over 3,000 housing units.

Purchase of additional 12,000 existing flats for third parties and for the proprietary portfolio.

Conclusion of 295 ground rent leases generating ground rent income of appr. EUR 4.4 million.

The portfolio of ground rent properties under management generating annual ground rent income of appr. EUR 9.5 million is refinanced for the first time the capital market.

The joint venture WIAG is founded in partnership with an international real estate investor to purchase residential properties under ground rent arrangements for partial financing.

2005

Vivacon AG positions itself as an experienced partner to real estate investors for the selection and purchase of residential properties in Germany.

First-ever buying consortium: over 10,000 existing flats purchased for third parties and for the proprietary portfolio.

Conclusion of five ground rent leases generating ground rent income of EUR 681,920.

First-ever direct purchase of existing ground rent properties.

2004

Purchase of first block of existing flats with 1,500 housing units at Grazer Damm, Berlin.

Global marketing of the housing complex with subsequent service contract for partial renovation and privatisation of the individual units under ground rent leases.

2003

Joint venture YOO Germany established for the development and sale of luxury, designer flats.

After the purchase of housing complexes in Bad Nauheim and Cologne, Vivacon AG has revitalised over 2,000 housing units.

Entry into commissioned sales: The ‘Belgische Häuser’ property in Cologne is the first to be marketed in the capacity of third-party service provider.
